Are you caught in a Paradigm Paralysis?

As most of you know, I have been offering my help to HomeGain members and others to help them accomplish their Real Estate goals by maximizing the Internet. It’s been very rewarding to me knowing that I have helped many of you who now are earning a nice income by using the Internet. This actually isn’t for those people.

About half the Agents and Brokers that have contacted me for help have actually done nothing to further their Internet programs. I can’t keep track of everyone, but I do keep track of many by going back to their websites to see if they have made the recommended changes. At least 50% haven’t made any changes and are continuing to follow the “Old School” Real Estate model.

You know the one; you hope that someone recommends someone to use you. Or maybe someone will call on one of the magazine ads you spend $500-$1000 per month to receive 5 – 10 calls. ($1,000 on the Internet is 150-200 leads or 3-4 or more sales) Those are some expensive calls…especially when they just wanted to know the price and hung up on you!

Yup, I know you know what I’m talking about!

Don’t believe everything you read – Call your Internet real estate leads!

I read an article today that put out talking about the 6 best practices of online leads. The author is a great guy and knows his stuff. However, he misses the boat on this one.

He spends a good amount of time discussing how important it is not to call your leads. This is completely wrong. As most of you know my Internet program through either 100MPH Marketing or my eHomes Realty Network, the reality is if you are not calling your leads which supply a phone number, you are letting buyers and sellers slip through your fingers.

The worst thing you can do is not make use of the information you are given to help your customers buy their home.

Of the over 20,000 people we have in our database, I can probably count on one hand the amount of times a person who supplied their phone number to us that was upset when we called.

In fact this is what we normally hear: “You are the first Realtor to actually follow up with us.” They are very excited and happy to talk about their real estate needs!

When I first started figuring out Internet leads back in 2002, I didn’t make phone calls. I only corresponded with people that contacted me. My first year of Internet Marketing I sold over 50 homes, but more importantly I lost more than 50 sales by not making phone calls. Continue reading this post

Are You Maximizing Your Leads?

I had a great call with a Realtor the other day about maximizing his leads.

He really wasn’t sure what I was talking about and it made me realize how much I’ve enjoyed helping out so many of you with your Internet programs.

After talking with this guy, along with many of the others I have talked too, I decided I should touch on maximizing your leads.

We use our leads for four purposes:

1. Real Estate Leads – Buyers who are looking to buy a home within the next year or so.

2. Real Estate Leads – Sellers who are looking to sell their home prior to buying their new home. You should have a question on your search page that asks: ”Do you have a home to sell?” This will allow you to capture a substantial amount of sellers in this market needing to sell their homes. In this market about 50% of our leads have a home to see first.

3. Referrals – We have had tons of leads come in that have decided to purchase in areas we do not service. We do our best to refer them to agents in the area they are looking. Also, many of our buyers are coming from outside our area that has homes to sell. We always ask if they would like us to help them find a Realtor in their area to help.
