HomeGain Enhances Property Listings With CyberCity 3D

3d-home-listing-cybercityHomeGain and CyberCity 3D announced a new partnership today (read PRWeb press release), which provides HomeGain’s real estate agent members the ability to display CyberCity’s 3D Virtual Viewing marketing products directly on HomeGain.com.

3D Virtual Viewing promotes homes for sale through the Google Earth™ API virtual globe. It provides an interactive, 3D model of the home designed to increase web advertising exposure and attract consumers searching for their next home.

HomeGain Realtor members can now link their CyberCity 3D models to their property listings directly from their AgentView product. Agents simply enter the 3D model URL in their HomeGain® account for that listing and a “View in 3D” button will automatically appear on HomeGain’s Search Results and Listing Detail pages linking the Google Earth™ API 3D model to the home listing.

Apartment Vacancy Rate Hits Two-Decade Record

The economy’s decline leveled off significantly from April through June, confirming  that the worst is behind us.

gdpGDP declined at an annualized rate of 1 percent in the second quarter, after shrinking an amazing 6.4 percent earlier this year. But consumer spending, 70 percent of economic activity,  continues to fall as Americans continue to save and  reduce debt. Economists express concern that our basic spending habits have been permanently altered by this great recession. This is also having an effect on rentals as renters downsize or insist on rent reductions.

With this as a backdrop we looked at rental rates which a are a prime factor in evaluating a property. We clearly have a long way to go. The Dept of Commerce chart indicates we are at a fragile beginning of a recovery. The key to successful property ownership now will be to keep it occupied and ride this out. I’m A Raving Fan of HomeGain’s AgentView – Yes, I Admit It!

I started working with AgentView, formerly known as Source4Sellers, mid November 2006.  Since then much has changed with my business model and with AgentView.

My business grew from a fledgling concept to a full team model.  I had started the month before with HomeGain’s BuyerLink.  The traffic from BuyerLink helped build my faith in Internet marketing and build my lead database.  Even then, I knew that HomeGain was very interested in my success and building a true business partnership.

How Listening to the Wrong “Experts” Almost Ruined My Real Estate Career

Bad advice number 1

“Dont pay for leads.” “You are crazy if you pay for leads.” “The leads you receive are worthless.” “You can generate your own leads if you are worth your salt in real estate.” 

I listened to this one for awhile. It did make sense, at first. I was working day and night to try to generate my own leads and I got plain burned out. So, I decided to give HomeGain a try. Technically, yes, I am paying for leads. Oh it is so nice to have leads come to me instead of spinning my wheels. Now I have time for other things like, meeting people!

Bad advice number 2

This one is very controversial. “Don’t pay for enhanced listings on Realtor.com.”

I listened to this one from some very well respected folks in the industry. Well, I got a really nice listing and I gave in and got the enhanced listing package. I grew very tired of trying to explain to sellers why their listings aren’t showing multiple pictures. “Suzy Seller down the street has an enhanced listing.” Sellers don’t care about the politics of Realtor.com. They just want to ooh and aah over the listing on Realtor.com. They will go there to check on it. Even if you give them a hundred other websites to look at, they WILL check Realtor.com. And I do get leads from Realtor.com. Good ones.

Bad advice number 3

“Blogging is a waste of time.” “You are a Realtor not a blogger.”

Ok, I admit I am not a blogger. I try to blog. I am a real estate broker who happens to blog. I blog my listings and real estate news. Maybe a few jokes and community news now and again. It is very eclectic. It is MY blog. I can do whatever I want, darn it. Now I am even blogging on multiple sites. And the sweet majic is…..SEO! Can you say number one on Google? It’s The Little Things That Matter

It’s Fall now.  That means football season.  My local team, the University of Texas at El Paso (UTEP) Miners have got off to an 0-3 start and, of course, the coach is starting to feel pressure.  He has been telling all of the fans that the team is not made up of losers – they are doing all of the little things right — and if you keep doing all of the little things right, it is impossible not to end up with the results that you want.

After I heard that comment I thought he is right — and it applies to real estate as well as football.  Sure the market is tougher now than it was a year or two ago, but people always need a place to live.  People are being transferred into town, getting married, having babies, etc.

So, how do we find these people?  By doing the little things.

Real estate is a contact business.  We have to keep putting ourselves in front of potential buyers and sellers.  If we do this enough, then we will find plenty of clients to work with.  Keep contacting those for sale by owners and expired listings.  Keep calling and emailing your buyer prospects.

What I’ve found, though, is that it’s not enough just to make the contact.  It’s the follow through that separates the top Realtors from the rest of the pack.
