HomeGain Nation – A Look Back at the BuyerLink Session

HomeGain did an awesome job this past Monday with their full day of training for 100 customers (HomeGain Nation 2010).  If you were lucky enough to be there, you enjoyed over 8 hours of great information on a variety of subjects, but most of all, on how to use the HomeGain products to best increase your business.

I had the privilege of speaking about the BuyerLink product.  Well actually, my talk was more about how to mirrorcapture a lead and how to create the leads you capture into customers for life.

I covered Landing Pages and how to create the best landing page to capture the most leads.  I discussed our 100MPH marketing system which helps you turn leads into customers.  I also talked about different aspects of creating traffic.  And what I believe to be most important, we had a great conversation with everyone about making phone calls, how important they are and what to talk about during your first phone calls.

When I got home I realized, based on some emails I received and based on the conversations I had with so many after I spoke, that many of you might have questions after you went home and decided to try to implement some of what we discussed.  After all, it was a lot of information in a very short period of time.

With that said, on Wednesday this week, March 10, at 2pm Eastern, I am going to hold a webinar on lead capture and conversion.  We will talk about creating your landing pages  and then discuss lead conversion.

If you were not at the HomeGain event, this would be a good opportunity to learn some great tips on how to accomplish the above categories.  After all, Lead Capture and Conversion are the most important aspects of real estate Internet marketing.

“Ask the Experts” Real Estate Forum

On Tuesday we launched the premier of the “Ask the Experts” live real estate forum. Thanks to our terrific panel of experts, a great turnout and active participation from the audience, the forum was a success!

Real Estate Marketing: Basta! Enough!

It seems that any substantive discussion these days about real estate is focused on one subject: Marketing.

How does one get attention and the right kind? Well, you can blog, Twitter, Facebook, join social networks, use LinkedIn, buy leads, post your listings everywhere, participate in Trulia Voices, optimize your blog or web site for SEO, buy EZ ads on Zillow, subscribe to HomeGain’s AgentEvaluator, Buyerlink or AgentView, engage in pay per click on Google or Yahoo, use lead “capture” or not etc. The marketing debate rages on the blogs and on the panels at the major conferences.

While marketing is important, it seems to have reached the point of an obsession with a diminishing return. Continue reading this post

Do You Truly Understand What a Landing Page Is?

I spent some time today looking at other real estate agent websites and landing pages both of HomeGain clients and in the search engines. I will say that most HomeGain agents are doing it correctly or are close.

However, this email is really for the others who are not doing it right, or if you are marketing on the Internet and still use your home page as your landing page.

It’s amazing to me how many Realtor and Broker websites don’t even try to capture names, emails, and phone numbers. Their [home buyer and seller] visitors come to their websites, use their tools, and then call another agent.

Firstly, do you understand what a landing page is?

I know, some of you might be smirking right now, but there are a lot of people that don’t have any idea what that means. A landing page is the page in which a customer coming to your site lands on.

Leads, Leads, Leads and Touch?

So most of you know by now that I am all about leads. I can talk with the best of them about lead conversion, lead capture and basically anything lead based.

Today I want to talk to you about the human part of what we do. You can drive a million people to your site and get 10,000 leads, but if you don’t understand the human aspect of what we do as Real Estate professionals, this is all for not.

To me, and my staff, leads are a God send. We are constantly working and currently our Florida office is averaging 130+ different customers per month and we just grew to our final number of 22 agents.

Even though the market is tough right now, we are still selling 15-25 homes per month. Not very stellar for the amount of people we are showing, but if you understand our Florida market the past couple of years, you would think that is great!

If it weren’t for leads, my company would have been gone a long time ago, which has been the fate of about 20% of our Realtors and many Brokerages.

So you have a lead, what happens then? I’m not going to talk about your drip campaign or for that fact anything computer or tech related…except maybe having a good CRM system to insure your great follow up.

Firstly, if you are not picking up the phone and calling your new customer within 24 hours, preferably within a few hours, then you are wasting money. Continue reading this post

Understanding Lead Capture and Conversion

It’s been a fun couple of years watching the real estate world trying to catch on to the realities of the “New” Real Estate and the importance of the Internet.

On a weekly basis I get many phone calls about how agents can maximize their websites and Internet Leads. It still amazes me that most Realtors® do not use the Internet.

Of course if you are using HomeGain’s BuyerLink program you are heading in the right direction.

How many of you have Real Estate Websites? Go ahead, raise your hands! Ok, now how many of you actually get business from your Websites? I don’t see many hands out there. So let’s take a few minutes and look at why that is so.

Lead Capture

I am on the Web probably too much these days to see what the competition is doing. To my joy, they still don’t get it and aren’t doing anything except taking listings and more listings and more listings.

Wow! I must be missing something because the last I looked listings weren’t selling.

Anyway, the Internet, in my mind, is the best way to capture home buyers. Remember, sales is a numbers game and Real Estate is no different. If you want to work, then the Internet is the place to be. Continue reading this post
