BBB Reports HomeGain Still Delivering A+ Customer Care

We received another postcard from from the Better Business Bureau (BBB) letting us know that 1,081 people inquired about HomeGain.com in May, June, July and August 2010. The BBB states that it is “pleased to tell them that HomeGain.com is rated A+” in customer service and in business practices.

HomeGain is dedicated to continuing to provide its real estate professional customers with the best customer service possible, and its visiting consumers (home buyers and sellers) with the best possible free services on the internet.

Max Visits a Pumpkin Patch

Over the weekend, Max, the HomeGain Gorilla, visited a local pumpkin patch in Petaluma, CA. His favorite thing (besides eating funnel cake) was picking out a special pumpkin to take home. He got a little too bounced around in the Haunted Jumpy House (photo below, I’m stuck in the rope).

The whole experience inspired Max to insist that we throw a Halloween contest amongst agent members!

Halloween is less than 3 weeks away, so, if you are carving a pumpkin this year, decorating your office or have clients who are decorating their homes, get your camera ready.

We will have prizes for several categories. There will even be a special prize awarded for Best Costume for Max!

Making the Move on Opportunity

Here I am, broker and lead of a Denver real estate team here in the heart of the country. We’ve had our share of challenges. However, we continue to invest into our business and persevere and it’s paying off. When others are asking, “How’s business?”, we can truthfully say, “You know it’s great. In fact it’s been better these past several months than during the past few years.”  Sure, it’s not as good as it could be but it is better. I’ve had to make tough but obviously necessary decisions and moves towards achieving the end goal of coming out of this lull on top of our game.

Moving Our Office

I recently moved from a small boutique real estate firm to one of the largest and fastest growing brokerages in Colorado. This move helped to bring down costs while expanding the team’s opportunity. Overnight, I increased team incentives via lower fees, and vastly increased my access to in-house agents, now candidates for my team. Instead of hiring new members from outside my company, then recruiting for my team, now I simply need to put the word out to the office.

Hiring Team Support

With some of the savings on the overhead, I hired my first administrative assistant. I’ve spent many, many hours trying to keep up with the vast amount of work I’ve created for myself and now it was time to share. By lightening my load, I’m better able to focus on the larger opportunities and issues at hand. I’m looking at everything from virtual outsourcing, to engaging consultants, to hiring hourly and even salaried employees. Continue reading this post

Following Up With the Lead Conversion Administrator Program

It’s been almost 6 months since we started our Lead Conversion Administrator (LCA) program. So much has happened and I continue on the quest to increase our lead conversion.  I won’t do lead conversion stats for another few weeks, but I thought our results so far are very notable.  So far this year we have closed about 175 properties with 15 more set to close this month.  On top of that we have around 20 or so short sales contracts waiting to close too. We know that doesn’t mean anything though.  Right now we are 19.1% ahead of last year which keeps in line with my goal of 20% growth per year.

With all this said, it’s still interesting with the struggle we have with keeping Agents in work mode.  Yes, the market has been tough.

However, as I try to explain to my Agents, it’s only tough if you are trying to sell listings.  Since 90% of our sales come from buyers, my Agents need not worry about how bad the market is, but how they can help their customers.  We are blessed to have over 38,000 leads in our system and a software product, our 100MPH Marketing software, that allows us to seek out only the most active leads with potential to buy.  I have been analyzing my numbers on a regular basis.  I know, no surprise to those who know me.  It still comes down to having the right agents.  I have 21 Agents right now.  Of those Agents, 12 never sold a home prior to coming to my office and are all on track to have at least 20 sales this year.
