HomeGain hosted its second â€śAsk The Expertsâ€ť live real estate forum yesterday. Due to the success of the August Ask The Experts, HomeGain kept to its original format and featured four experts to each speak on a different real estate issue and answer questions from the audience.
Weâ€™re pleased to announce our 2008-2009 Advisors Group and welcome our latest member, Mike Farmer.
Over the past year, since the Advisors group was initiated, we have received invaluable insight into our real estate products. â€śArizona is in top 5 cities for foreclosures in the country â€“ 20% or higher of all inventory are foreclosures. It may be awhile before the market turns around, which makes it really important for an agent to know how to do foreclosures and short sales, and not be afraid to learn how to do them.â€ť
â€śShort sales are priced $10-15k below cost (and more for foreclosures ) but the danger is when the house wonâ€™t appraise, even for a home that was in great condition. Itâ€™s great for the home buyer if that happens, but not the seller.â€ť

Learn bank processes. Foreclosures are actually very easy to do as long as you know the banks processes. Sometimes the addendum can be 14 pages long â€“ and you really have to read them thoroughly!
