HomeGain First Quarter 2008 Home Sales Report by MSA - Part II
Last week, I posted an article in which we named the Top Ten MSA’s in the country where HomeGain buyers and sellers transacted in the First Quarter of 2008.

I included feedback on current market conditions in the Top Five areas from our top performing agents who closed those sales. Now, here is the latest information on the MSA’s ranked 6 through 10.
Again, a common theme among our member agents to working successfully in challenging markets is to educate our clients and, as Heidi Mueller says, to “manage expectations of the home sellers and buyers.”

HomeGain First Quarter 2008 Home Sales Report – Part 1
New Home Sales Results by MSA – Just In!
For our member agents who use the HomeGain AgentEvaluator program to aid consumers to Find A Realtor® online, first quarter home sales results are just in.
Even though real estate sales continue a downward cycle in many areas of the country, and the economy is slowing, HomeGain member agents are closing deals and making it happen successfully for their clients.
Where exactly you may ask are these consumers buying and selling?
We tabulate sales closed by HomeGain home buyers and sellers and report by major Metropolitan Statistical Areas.
And here are the top 10 areas for both home buyers and sellers where HomeGain consumers closed sales during the 1st Quarter of 2008.

2007 turned out to be a successful year for many HomeGain agents, despite the downturned market nationwide.
In 2007 HomeGain’s top five (5) agents earned an average of $198,096 in gross closed commissions from their HomeGain AgentEvaluator business and an average of 23 closed transactions.
In addition to highlighting the 2007 Top Performers by Region and the 2007 Top Performers by State, HomeGain recognizes agents in each region of the country who had impressive sales with honorable mentions.
We look forward to continued success for all of our member agents during 2008.
Before I announce the AgentEvaluator Top Performers, here are some 2007 HomeGain highlights:
• In 2007 HomeGain’s top five (5) agents earned an average of $198,096 in gross closed commissions from their HomeGain AgentEvaluator business and an average of 23 closed transactions.
• Average successful agent closed 2.5 HG generated transactions in 2007; these transactions generated an average of $608,668 in sales volume per agent.
• 619 agents earned in excess of $75k in gross commissions from their HG leads.
• 299 agents earned in excess of $125k in gross commissions from their HG leads.
• HomeGain’s average sales price was $244,006 in 2007
• HomeGain’s average home price remained essentially flat year over year in 2007. ($244,006 in 2007 vs. $244,040 in 2006)
• The average successful HG agent earned over $24,904 in gross closed commissions.

One of the first questions a prospective home buyer or seller asks an agent is “How long will it take to sell (and close) my home” or “how long will it take for me to buy a home and move?”
One of our jobs as a real estate agent / Realtor® is to help our clients get in sync with the market.
They look to us to help them determine when they need to list their property, or start shopping for a new home, in order for them to meet their time frame for moving.
Setting expectations as best we can helps us to not “over promise” and “under deliver.”
Unfortunately, the real estate market is out of our control, and one of our biggest challenges is that our clients’ success depends on the market, and not always our service.
At HomeGain, we track the time it takes for our home buyers and sellers to close, from the time they come on the site and complete a profile to the time they actually close, and of course are able to move.
The National Association of Realtors® recently reported there is an average home listing time of 10.8 months. read more
