Debra Gravelle may be a fairly new real estate agent, but she is certainly not new to real estate. SheÂ worked for six years selling Internet marketing programs to other Realtors. What are Debraâ€™s success strategies for turning BuyerLink web traffic into deals?
â€śI understand the importance of responding quickly to online consumers, which is why I get back to the client within eight hours. All your hard work (and money) spent on Internet marketing is lost if you donâ€™t respond within a reasonable time frame.
When homebuyers contact me and say theyâ€™d like to look at a property, I immediately want to set them up to go see the home. There is only a short window to respond to homebuyers before they go to another agent.
When an Internet consumer give you a phone number â€“ use it! If I get a voice mail, I introduce myself, clearly state my contact details and website URL, and let them know I sent some materials out. Just because you have a website that states how to reach you, doesnâ€™t necessarily mean people will go there to look it up. Most of my marketing efforts are spent online to reach consumers but once you are in contact, clients find it a nice touch to have some offline materials â€“ and they even like receiving a phone call from me.â€ť
Why has BuyerLink been the fast, effective marketing program Debra was looking for?
â€śBuyerLink directs Internet consumers who are looking to purchase property in my target markets directly to my website. I have absolute control of managing the traffic sent, and then I decide how to respond to the consumer.
It is wonderful that when I type my area into Google, MY landing page show up at the top! It was so hard to believe I did this multiple times to see if it wasÂ a fluke. It isnâ€™t a fluke, though, just good solid marketing. Talk about getting more than you were promised!
Since April, BuyerLink has generated over 450 leads for me. I closedÂ four deals within six months, and haveÂ five pending deals andÂ three listings. This investment has certainly paid for itself over and over again already.
Here are details about some of my first deals. On July 7, 2008, I got a BuyerLink prospect, which was a family that was being relocated to my area. About a month later, on August 20, 2008,Â I received another prospect that bought my listing. Total net commission from both sides is nearly $10,000. I had to pinch myself to believe that it was real!â€ť
Do you have any further advice for real estate agents?
â€śMy advice to other agents is to not be afraid to invest in your business. If you donâ€™t want to cold call or knock on doors, find an affordable way to get business to come to you. The Internet is a powerful place to be â€“ and online marketing done wisely will pay off.
