AgencyLogic Selects HomeGain to Power its Home Prices

HomeGain is proud to announce that AgencyLogic has selected HomeGain’s home prices tool to offer to its single  property web site customers.  AgencyLogic is a division of Network Earth, a technology company founded in 1995 that specializes in web based software.

HomeGain’s home values tool is now available to AgencyLogic’s extensive network of customers to provide recent home prices, home values,  and valuations of comparable sales.

Stephen Fell, Chief Executive Officer and Founder of Network Earth was quoted in this morning’s press release “We are committed to providing our single property website customers with best of breed solutions and HomeGain’s instant home values tool fits that bill.”

HomeGain’s home prices tool, the first such tool of its kind,  is available throughout the web including on The Washington Post, HomeFinder and USA Today.

I’m A Raving Fan of HomeGain’s AgentView – Yes, I Admit It!

I started working with AgentView, formerly known as Source4Sellers, mid November 2006.  Since then much has changed with my business model and with AgentView.

My business grew from a fledgling concept to a full team model.  I had started the month before with HomeGain’s BuyerLink.  The traffic from BuyerLink helped build my faith in Internet marketing and build my lead database.  Even then, I knew that HomeGain was very interested in my success and building a true business partnership.

The AgentView product suite continues to develop and is now a full service ad-free solution which highlights and promotes the participating real estate agent.  When I first started with the product, the Source4Sellers solution contained an agent profile and a full CRM with built-in email campaigns.  Now AgentView is so very much more.  Some of the features include:

HomeGain Launches Green Real Estate Campaign

Raising Green Awareness Within The Real Estate Community

In anticipation of Earth Day on April 22, HomeGain is proud to announce the kick off of the HomeGain Green Real Estate Campaign.

The Stigmatized House and the Duty to Disclose

If a client asks you to list their house but tells you it was the scene of a gruesome murder or a suicide, or the house is haunted, are you required to disclose this information to prospective buyers? The short answer is maybe.

Material Facts

Most states have disclosure laws pertaining to property condition and latent defects. The legal standard requires a seller to disclose “material facts” known to the seller that may influence a buyer’s decision. Common examples are a history of termite infestation or major damage from natural events (floods). But when it comes to property that may have been the scene of a murder, suicide or even an AIDS related death, states are divided on the issue of disclosure. Courts have given no clear guidance either.

These psychologically impacted properties, defined as “stigmatized” by the National Association of Realtors, are harder to sell, if the particular fact or suspicion is disclosed, according to James E. Larsen, Ph.D. and Joseph W. Coleman, business professors at Wright State University.

Stigmatized Effect on House Sales

Larsen and Coleman did a study of more than 100 psychologically impacted houses. They found that they take 45 percent longer than comparable homes to sell, and price at an average of about 3 percent less. It is not surprising that many buyers will not buy a house where a gruesome crime or suicide has been committed.

At least 21 states have enacted laws, known as stigma disclosure statutes, concerning the (non)disclosure of psychological facts. In those states that have not enacted these statutes, there are no hard and fast rules about disclosing property stigmas. Continue reading this post
